B/K Multifamily provides a full range of management and consulting services through B/K Multifamily Services for B/K Multifamily properties and those of third parties. These services include acquisition services, rental market surveys and feasibly studies, multi-year operating budgets, capital improvement assessments, investment modeling, lease audits, unit walks, and property take-overs. We provide on-site and portfolio level accounting and reporting as well as regulatory compliance and reporting.

B/K Multifamily Services repositions existing properties, implements capital improvement programs and changes tenant profiles. In addition, the firm oversees construction and performs lease-up of new properties as well as supervision of recurring and extraordinary capital improvements on existing properties.

Due Diligence

B/K Multifamily Services assists clients with in-depth scrutiny of historical financial information, evaluation of market comparables, initial inspection, and preliminary budgeting for the targeted acquisition. The process includes an analysis of possible capital expenditures needed to stabilize or enhance the value of the prospective property over the client’s desired holding period. Once the property is under contract, our staff engages in a comprehensive site review of the property, including unit walks, work order and lease file review and delinquency analysis, as well as other targeted areas of interest in order to validate our analysis.


Construction Management

Over the past several years, the B/K Multifamily Services staff and its consultants have managed over $100 million of construction and rehab projects across the country.

These projects range in complexity from simply protecting the physical integrity of the assets through such measures as roof and siding replacement to the repositioning of assets by incorporating major changes to the physical plant of selected properties. Each renovation has been well conceived, delivered on time, and completed within budget. These renovations have proven very successful in enhancing asset value.



Our leaders are thoroughly trained, motivated, and monitored in order to realize the property owner’s strategic plan for a property. Monthly reporting is designed to keep the investor apprised of ongoing operations and performance against budget, as well as allow B/K and the owner to quickly address potential challenges facing the asset. Quarterly meetings are scheduled between B/K and the owner in order to ensure communication is clear and crisp. This open and frequent communication structure has proven to be a formula for success.
